18 servicers that do not publish a recast fee

Before sending the lump sum, ask about the fee and minimum, and receive both in writing. Most of the listed servicers recast conventional loans when asked.

What causes recast fees to differ

A servicer sets the fee, while some states place limits on the amount it may charge. For Truist, the fee can reach $250 "if permitted by applicable state law"; for Lakeview, it can reach $250 "if required in your state". Calculate your new payment with the fee included.

Questions about the cost to recast a mortgage

  1. What is the typical cost of a mortgage recast?

The most common amount is $250, and Rocket Mortgage, PennyMac, Newrez, Truist, U.S. Bank and Lakeview each charge it. At servicers that publish a flat fee, the amount is between $0 and $500, while Dovenmuehle lists $150 to $600.

  2. Who offers recasts without a fee?

Bank of America reports no recast fee, and for its recast option, Wells Fargo charges no transaction fee.

  3. Why do some servicers leave their fee unpublished?

Some give a quote only by phone; others follow the loan owner. Get the figure in writing, and ask before you send the lump sum.
